From property hunting and price negotiations to mortgage pre-qualifications and legal paperwork, we'll help you meet your goals, whatever they may be. THE STEPS

PRE-QUALIFICATION

You will speak with a Mortgage Lender to find out your buying power in the current housing market.

SIGN BUYER ONBOARDING DOCUMENTS

This will allow The Baker Team to legally represent you throughout the buying process. We will always put your best needs and interests first. We are here to protect and support you.

YOUR CRITERIA

We will sit down and discuss some of the key features of what you're looking for in a home and some features that could be an absolute deal-breaker for you.

HOME SEARCH

Based off of your criteria, we will set up a home search on the MLS. Once we find some homes we think meet your needs we will send you a detailed email with the homes.

SHOWINGS

Based off of the homes you liked from the list provided to you and others you possibly found elsewhere we will schedule appointments to view the homes.

SUBMITTING AN OFFER

Once you have found THE home, we will write up a contract with terms that will be discussed and agreed upon with you. The normal turn around time to hear back from the Seller's side is 24-48 hours but the time can vary.

OFFER ACCEPTED

Congratulations!! Your offer was accepted! Within 3 days we will be submitting your Earnest Money and Option Fee. This will begin your Option Period which is a period of time purchased by you for a small fee which allows you to have an Inspection performed on the home and also allows you to terminate the contract if need be.

INSPECTION

During your Inspection the home will be looked at by a Texas Licensed Professional and you will be given a very detailed report with every possible flaw of the property so you know exactly what you are purchasing.

NEGOTIATE REPAIRS

Based off of your Inspection Report we can negotiate possible repairs on the property that will be completed before Closing. This will be negotiated with the Seller and an agreement will be executed before the end of your Option Period.

HOME INSURANCE

During your Option Period you will also contact an Insurance Agency to receive a quote on Home Insurance. This allows you time to shop the best quote for you!

SUBMIT LENDER REQUIEMENTS

After your Option Period and you have agreed to move along with the buying process you will submit any documents required by the Lender to stay on track with our scheduled closing date.

APPRAISAL

We are now at the halfway mark of the buying process. Your Lender will order an Appraisal which will performed on the property and the value of your home will be determined. If the home value comes in low we will negotiate the price with the Seller, however, if the value comes in high then you will have instantly made equity on your home!

FINAL WALK-THROUGH

It is now the day before your closing!! We will go back and view the property one more time. This will allow you to inspect the property for any major flaws and changes to the property that were not previously there. If things look great then we will move on to closing.

CLOSING

Congratulations it's closing day! You will sign the documents that have been prepared by the Title Company. Once the home is funded you will receive the keys to the property and now you are officially a homeowner!
