SELLER’S GUIDE

Steps to Selling

We will help you prepare, price, and market your Houston area property. We work hard for my clients and guarantee quality service and professionalism. We'll show your space to qualified buyers and skillfully negotiate on your behalf to secure the best price and the quickest closing.

THE STEPS

SIGN LISTING ONBOARDING DOCUMENTS

This allows The Baker Team to legally represent you during the selling process. We will assist you in meeting your goals.

HOME STAGING

The day that photos are taken of your property we will come in and professionally stage your home. This allows possible buyers to visualize themselves living in your home. This will help your home show to its best ability and showcase the key features.

PROFESSIONAL PHOTOGRAPHY

During the photography session of your home a photographer will come and take pictures of the inside and outside of the property. This usually takes 30 minutes to one hour.

FOR SALE SIGN AND KEYBOX

After photos are taken we will place a keybox on the property which will allow future agents to show the home. We will also place a sign in the front yard to begin marketing to possible buyers.

RECEIVING OFFERS

Once showings have begun on your property we will start to receive offers. Once these are received we will go over each of them with you. You either have the option to counter with changes or accept the offer as is.

UNDER CONTRACT

Congratulations you have accepted an offer and are now under contract!! The Buyer will now have 3 days to deliver the Earnest Money and Option Fee  to Title.

OPTION PENDING

The Buyer will have purchased an Option Period which will allow them the option of having an Inspection performed on the property and possible other various inspections to make sure they are secure in their purchase. This is also a time where the Buyer can terminate the contract.

PENDING

The Buyer has decided to move along with the process and we continue to closing.

APPRAISAL

An Appraisal is ordered by the Buyer's Lender and an Appraiser will come out to visit the property. The Appraiser will determine a value for the property. If the value comes in low then the Buyer has the option to negotiate the sales price of the home. You can either counter or accept and move forward to closing.

REMOVE HOME STAGING

A few days before closing we will come in a remove all of our staging material from the home.

BUYER FINAL WALK-THROUGH

1-3 Days before closing or sometimes the day of closing the Buyer will visit the home one last time before closing and will give their final stamp of approval on the property.

CLOSING

Congratulations it is closing day!! You will sign the documents prepared by Title. Once all of the documents are executed by both parties we will wait for the home to be funded. Once the home is funded you have successfully sold your home!
